Wake Biscayne is a 498-unit multifamily community in Miami-Dade County undergoing a large-scale capital improvement and life-safety upgrade program. The property required modernization of aging systems and infrastructure to meet current building code standards and extend the useful life of major equipment.

Scope & Role:
Casa Clara Studio served as Owner’s Rep, leading the CapEx planning and construction management of elevator modernization, parking lot resurfacing, generator and switchgear replacement, new fire pump installation, façade restoration, and lobby and amenity renovations. Responsibilities included RFP development, value engineering, contractor selection, and project oversight to ensure accuracy in scope and competitive pricing.

Impact:
The upgrades improved building safety, energy efficiency, and code compliance, while enhancing resident satisfaction and long-term property performance. The project demonstrates Casa Clara Studio’s strength in multifamily capital planning and construction oversight for complex renovation programs in South Florida.
