The property is an elegant two-bedroom vacation home for private international clients in Key Biscayne, FL. The floors were updated to a contemporary porcelain wood tile with a robust sound underlayment that exceeded building codes. The kitchen was re-designed to include new quartz countertops, plumbing fixtures, cabinetry, and appliances. Both bathrooms were renovated to include new plumbing fixtures, lights, floor and wall tile and vanities. All openings and door heights were extended to the ceiling to increase the sense of height.
CASA CLARA SERVICES:
Met with client and realtor, developed scope of work, budget, schedule, permit strategy and reviewed building alteration requirements. Casa Clara advised on the kitchen design, FF&E selection, and furniture plan. In addition, we managed the procurement of material, appliances, and furniture. An architect of record was brought for permitting purposes and three GCs were contacted for estimates. Casa Clara managed the bid process, value engineering, negotiated the contract and advised on the GC selection. During construction, we managed and coordinated the GC, subcontractors, tracked all invoices, negotiated change orders, pushed timelines and quality control. Oversaw the punch list process and ensured that the permit was closed out and the building alternation requirements were met.
